
Although home prices have fallen sharply, the American Institute of Architects (AIA) finds that many homeowners are still choosing to invest in their properties—particularly on improvements that increase energy efficiency and accessibility, according to Kermit Baker, Hon. AIA.
Top Home Design Trends for the second quarter highlight outdoor living areas, home offices and mudrooms. In a survey of nearly 300 residential architects, many respondents reported declines in specialty rooms—such as dedicated media/theater rooms, workshops, fitness rooms and guest wings—largely driven by smaller overall home sizes.
Accessibility features are rising in priority. More homeowners are adding first-floor master bedrooms, ramps and residential elevators, along with non-slip flooring and other design choices that make homes easier and safer to navigate.
Energy-efficient and environmentally friendly upgrades are also increasing in popularity. The AIA identifies energy management systems, solar panels and photovoltaic collectors, and geothermal heat pumps among the most sought-after additions. Overall, Baker notes a growing emphasis on energy efficiency and broader environmental stewardship as key drivers of current renovation choices.
